Team Cooper’s services were engaged by the extended family at Samuel Street, they needed help and did not know where to start.

FROM START TO FINISH

After viewing the property and discussing the family’s requirements we established a plan.

The home had been built in 1962 and owned by one family, most recently the son had passed away and the entire contents of his family was orderly packed into the 3 bedroom home and large double garage. Very little had been cleared out over the years with the original newspaper lining all the kitchen drawers and numerous treasure in high cupboards and boxes throughout the property.

After viewing the property and discussing the family’s requirements we established a plan. In these circumstances we are acutely aware of security risks to the property and its contents along with urgency to list the home for sale in the shortest possible time frame to eliminate continuing costs to the estate.

The family took out any personal items which were dear to them. Our team met the auctioneer on site who removed all valuable items, we don’t leave these on site during the selling process. The gardener continued to keep the grounds while the property was listed – so from the road frontage everything looked as normal.

Our team arranged to have all the remaining personal affects boxed and either sent to the extended family, sent to auction or taken to charity organisations. We recycle items as much as we can to eliminate everything going to landfill. In this case most items were in extremely good condition, just a little dated.

The garage items were also sent to auction or donated to groups who appreciate gardening bits and pieces. In the back of the garage our team discovered a box of old toys which were in exceptional condition and sort after by collectors, these were sent to the auction house. A large box of car collector magazines were also uncovered, these were donated to the local car club who were so very grateful especially as a number of their members were mentioned in the books.

When the appraisal was done for the house we made the decision with the family to leave most of the existing furniture on site and displayed this so the home looked inviting.
By engaging the services of a professional cleaning company to deliver a good spring clean, the house was left shining and smelling fresh. Finishing touches to further add value and a lived in feeling so potential owners could imagine the property as a home included supplying fresh linen, flowers and small items of interest.

I really appreciate all your hard work and excellent organisation in selling my cousins home. As you know this property had been in the family for over 60 years, I had no idea where to start. I could not believe the work you did to present this home for sale, it did not look like the same house I visited so many times over many years once you had worked your magic.

I am amazed at how you relocated things that were of no value to us and appreciate that you did not add to the land fill.

The car club loved the books and memorabilia you dropped to them, anyone else would have thrown these items in a skip. Meeting the auction house and charity organisations so many times saved me so much time and effort.

You made what would have been very difficult very easy to me so many thanks. You certainly run a very efficient and excellent operation, I will be recommending your team to everyone I come across.

All insurance and EQC documents were located and a file was kept for the new owners.

We then set about marketing the property. This is where the Bayleys network comes into its own, when we were satisfied we had found the right buyers and achieved an unconditional sale at deadline we had all remaining items removed to the benefactors, auction house and charities. The new owners negotiated to purchase the fridge, washing machine and dryer which saved extra expense to the estate.

Finishing jobs included reading the power metre, arranging for the gardener to make contact with the new owners and passing over keys to the new purchasers who were so excited to be moving into their new home.

A few days later we received a lovely note from the extended family and this makes the services that we offer our clients that much more rewarding.
